What DSCR ratio do I need to qualify for an investment loan in Washington?

Most DSCR lenders in Washington want a ratio of 1.0 or higher — meaning the property's rent covers the full PITIA payment. Some lenders allow ratios as low as 0.75 with a larger down payment or higher reserves. A DSCR above 1.25 typically gets the best pricing. The rental income figure used is determined by the appraiser's rent schedule (Form 1007) or a signed lease — not your optimistic projection of what you could charge.
