Privacy Policy
Here is exactly what we collect when you work with us, what we do with it, and what you can ask us to stop doing. No fine print buried three screens deep.
Effective September 13, 2026. This notice covers financedwithdad.com and the mortgage and reverse mortgage services provided by Terry Leinneweber, doing business as Financed with Dad.
1. Who we are
Financed with Dad is the business name of Terry Leinneweber, a licensed mortgage loan originator (NMLS #2003490) operating under the brokerage license of Dwell Mortgage, LLC (Company NMLS #2426506), licensed in Washington State (#MLO-2003490). We are a mortgage broker, not a bank — we shop lenders on your behalf and stay involved through closing and beyond.
Because we handle loan files, we are a "financial institution" under the federal Gramm-Leach-Bliley Act (GLBA) and its implementing Regulation P. That is the law this notice doubles as: your annual privacy notice.
2. What we collect
Mortgage lending runs on documentation. Here is the ordinary picture for a purchase, refinance, or reverse mortgage transaction.
You give us directly
- Identity details: name, date of birth, Social Security number, government photo ID, marital status, and household occupants.
- Contact details: phone, email, mailing and current residence addresses, and how long you have lived there.
- Employment and income: employer, position, length of employment, income sources, and any child support, alimony, pension, disability, or retirement income.
- Financial records: bank, retirement, and investment statements; tax returns and W-2s or 1099s; gift and asset documentation.
- Property information: purchase contract, listing, estimated taxes and insurance, HOA details, and current mortgage statements.
- Declarations you sign: occupancy intent, source of funds, and any other debts or contingent liabilities.
We get from others
- Credit reporting agencies (Experian, Equifax, TransUnion) — tri-merge credit reports and scores, which we pull with your written authorization.
- Appraisers, title and settlement companies, and escrow agents.
- Your employer or benefits administrator for verification of employment and assets, when you sign a release.
- A HUD-approved housing counseling agency, which sends us your reverse mortgage counseling certificate.
- Servicers and prior lenders for payoff statements and loan history.
3. Reverse mortgage (HECM) information
A reverse mortgage is a federally insured loan under the National Housing Act, and the Home Equity Conversion Mortgage (HECM) program adds parties and paperwork that a rate-and-term refinance does not have. That means a somewhat different — and wider — set of information moves through the file. We want that on the record plainly.
What a HECM file contains
- Age and identity verification for every borrower on title, because eligibility starts at 62 and the youngest borrower drives the principal limit.
- A HUD-approved HECM counseling certificate from a counseling agency, including the counselor's certification and any notes they attach.
- Details of every existing mortgage, lien, judgment, or tax delinquency that must be paid off at closing.
- Title, deed, and ownership details, including any trust, LLC, or co-tenant situation and any non-borrowing spouse or co-occupant.
- Property condition and valuation, plus a financial assessment of residual income and liquid reserves used to determine whether life-expectancy-set (fixed) monthly payments require an set-aside.
- Prorated property taxes, hazard and flood insurance, mortgage insurance, and HOA dues, so we can prove you can carry the ongoing charges.
- Disbursement instructions and payoff figures, and the Master Settlement Agreement (MSA/RC) figures your lender finalizes.
Health and life-expectancy information
If you elect a fixed monthly payment stream for a specific term, the HECM program permits the lender to extend the payment beyond life expectancy only with medical documentation showing a condition that substantially reduces life expectancy. That kind of record is sensitive, and we treat it that way.
- We only request medical or life-expectancy documentation when you have asked for that specific payment structure and a lender has told us it is required.
- It is sent to the lender and, where applicable, their underwriting or medical-records vendor. We do not keep a copy in an open file once the loan closes unless the lender or our brokerage asks us to.
- We never use health information to market anything to you, and we do not share it with advertisers, list brokers, or lead generators.
Senior-specific protections we follow
- We do not refer you to a financial adviser, annuity seller, or investment product in connection with your reverse mortgage, and we do not accept compensation for doing so.
- We do not sell, rent, or trade a list of reverse mortgage borrowers or prospective borrowers.
- Your loan is non-recourse — the debt is repaid from the property, not from you personally. That is a lending term, not a privacy term, and we mention it here only because it comes up constantly.
- After closing, servicing may transfer to another HUD-approved HECM servicer. Your loan information moves with the loan, as disclosed in your loan documents and annual privacy notices.
If anyone asks you for medical records for a reverse mortgage, that request should name the lender that requires it. If it does not, call us before you send anything.
4. How we use your information
- To quote, structure, apply for, and close a loan, including submitting your file to lenders for underwriting and to investors after closing.
- To verify what you told us, order credit, appraisal, title, and counseling services, and satisfy federal and state requirements such as the SAFE Act, TILA-RESPA, Regulation Z, and Regulation B.
- To keep your file accurate, answer your questions, and follow up on refinancing, protection, or planning options that fit your situation.
- To meet anti-fraud, anti-money-laundering, recordkeeping, audit, and legal-hold obligations.
- To send you transactional messages you are expecting: disclosures, status changes, and closing instructions.
- To improve our services and train our team, using files in a manner consistent with this notice.
We do not sell your personal information, and we do not receive compensation for disclosing it. That has been true since we started and is not going to change.
6. Your rights & choices
- Ask us what personal information we hold about you, and ask for a copy.
- Ask us to correct anything inaccurate, or to delete information we are not required to keep. Records tied to an active or closed loan, and records we must retain by law, stay.
- Opt out of future marketing messages by replying STOP to a text or using the unsubscribe link in an email. You cannot opt out of transactional loan messages while your file is open.
- Opt out of prescreened credit offers at optoutprescreen.com or 1-888-5-OPT-OUT, and stop nationwide marketing credit inquiries at optout.creditreportinformation.net.
- Restrict sharing of your information for credit marketing purposes with affiliates under the Fair Credit Reporting Act.
- Ask us not to contact you at all, and we will remove you from outreach.
- Use a verified agent to make a request on your behalf, with your written permission.
Requests are handled at no charge. We verify your identity first — usually by matching the phone number, email, and address we already have — and we respond within 45 days. If we refuse part of a request, we will tell you why. You can also complain to the Consumer Financial Protection Bureau or the Washington State Department of Financial Institutions, Division of Credit Programs.
7. Washington My Health My Data notice
Washington's My Health My Data Act covers "consumer health data," which is broader than medical records and can include inferences about your health status. Some reverse mortgage documentation — the life-expectancy records described above, and occasionally information about a borrower's capacity or a non-borrowing spouse's occupancy — can fall inside that definition.
- We collect consumer health data only when you have requested a payment structure or accommodation that makes it necessary, and only to complete that loan.
- We do not sell consumer health data, and we do not share it for any purpose other than originating and servicing the loan you asked for.
- You may withdraw consent for our collection and sharing of consumer health data at any time by contacting us below. Withdrawing consent on an open file may make that specific loan feature unavailable.
- Withdrawal of consent does not undo processing that already happened, and does not require us to delete records we are obligated to retain.
8. How we protect it
A Social Security number and a bank statement in a shared inbox is how identity theft starts, so we keep documents out of ordinary email wherever we can.
- Encrypted in transit and at rest, using secure document portals rather than email attachments for anything sensitive.
- Access limited to people who need the file to do their job, with role-based permissions and activity logging.
- Multi-factor authentication on the systems that hold borrower data.
- Vendor vetting: any provider that touches your file is reviewed for security practices and bound by a written contract.
- A written information security program meeting the GLBA Safeguards Rule, with an incident response plan and prompt notification if your information is ever affected.
We will never email you asking for your full Social Security number, online banking username, or password. If a message claiming to be us does, do not reply — call us at the number at the bottom of this page.
9. How long we keep it
- Loan application and underwriting records: retained at least three years after origination, or after the application is denied or withdrawn, per Regulation Z.
- Adverse action notices and related correspondence: retained 25 months, per Regulation B and the Equal Credit Opportunity Act.
- Marketing and inquiry records: retained as long as needed to honor your communication preferences and prove we did.
- Reverse mortgage counseling certificates and HECM documentation: retained for the period our brokerage, lender, and HUD requirements demand, which is generally longer than a standard refinance file.
- Website analytics: retained according to the analytics settings described below.
When a retention period ends, records are deleted or de-identified. Backups are purged on a rolling schedule, so deletion requests may take additional time to fully propagate.
10. Website, cookies & analytics
This site uses a small number of cookies and similar technologies to remember your preferences, keep the calculator working, and understand which pages help people. We use analytics to measure aggregate traffic — not to follow you around the internet or build an advertising profile about you.
- Essential cookies: keep forms and settings functioning. These cannot be turned off.
- Analytics cookies: tell us which guides and calculators people actually use, so we write more of what helps.
- Third-party embeds: videos, maps, or review widgets loaded from another company pass your IP address to them and are governed by that company's policy.
You can block or delete cookies in your browser settings. Blocking analytics cookies does not affect your ability to use the site or apply.
11. Minors
Our services are for adults. We do not knowingly collect information from anyone under 18. A reverse mortgage requires a borrower age of 62. If you believe a minor has sent us personal information, contact us and we will delete it.
12. Changes to this notice
We update this page when our practices, the platforms we use, or the law change. The effective date at the top is revised when that happens. Material changes affecting an open loan file are communicated directly rather than only here.
