Who qualifies for a VA loan?
VA loans are available to active-duty military, veterans with qualifying service, members of the National Guard and Reserves who meet service requirements, and eligible surviving spouses of service members. The benefits are genuinely the best in the mortgage world: zero down payment on most loans, no monthly PMI ever (you do pay a one-time VA funding fee, which can be rolled into the loan and is waived entirely if you have a service-connected disability rating), competitive interest rates, and easier qualification standards than conventional. There's no loan limit if you have full entitlement — you can borrow what you can afford to repay, even on jumbo amounts. You can use your VA benefit more than once, you can have two VA loans at the same time in certain situations (PCS moves, for example), and you can refinance into a VA IRRRL with very little paperwork.
